An on-site visit to measure, photograph, and map how people actually move through the room. We note what stays, what works, and where the space falls flat.

We Build the Look and Feel

A concept board covering palette, materials, and mood. You see the direction before anything gets sourced, and you get one revision round to steer it.

Two rendered views of the primary space showing the pieces in place. No guessing from a mood board, no surprises when the boxes arrive.

We Hand You a Purchase List

Every item with a direct link, quantity, and price, built to land inside your furnishing budget. You purchase in your name, so everything is owned by you from day one.

We Source the Finishing Pieces

The smaller accent items that make a room feel considered rarely order well online. We source those in person and bring them with us on install day.

We Install and Style the Room

One install day on site. We bring a handyman with us so shelving, artwork, and curtains are mounted properly the first time, then we style the room and walk it with you.

Design, sourcing, and installation of the accent layer across your common areas and main hallway. Built to work with the furniture already in the space.

Your furnishing budget is separate and is purchased in your name. This fee covers design, sourcing, and install labor only, so every dollar of your budget goes into the room.

Your Furnishing Budget

You set the number and you make the purchases. Everything is bought in your name from the list we build, which keeps the goods on your books and out of any vendor approval process. We add nothing on top.

Our Design Fee

A flat $1,500 covering the walkthrough, concept, renderings, purchase list, in-person sourcing, and the full install day. It is a services invoice, billed separately from anything you purchase.

What a Budget Buys

Around $3,000 typically covers a hallway gallery of framed artwork, two or three area rugs, a credenza with styling, a pair of faux trees, lamps, and the small decor that ties a common area together.

Everything Outside the Common Areas

The base package covers shared spaces and the main hallway, including a handyman on install day. Private offices, branded wall graphics, and anything that needs a truck are priced here so nothing is buried in the fee.

A wall graphic that tells your story. Concept direction, custom type and illustration treatment, two revision rounds, and a print-ready file sized to your wall. Printing and installation are handled by your printer, not managed by us.

Box truck and transport for larger sourced items such as a credenza, console, or oversized artwork. Add one trip for every load that will not fit in a standard vehicle.

What's Included

The package covers your shared common areas and the main hallway, one revision round on the concept, and one install day of up to 6 hours. Paint color specification and a handyman for mounting and hanging are both part of the fee, so shelving, artwork, and curtains go up properly on install day. Individual private offices, branded wall graphics, extra rendered views, truck transport for oversized pieces, and additional install hours are all available as add-ons above, priced openly so you can pick exactly what you need. Painting labor, decal printing, and decal installation stay with your own vendors, and we will hand your printer a file that is ready to go.

From Signing to a Finished Room

A four-week path from the first walkthrough to final styling. Shipping lead times on furnishings are the only variable, and we flag those upfront.

We visit the space, measure every room in scope, photograph existing conditions, and confirm which furniture stays. We also confirm your furnishing budget so the concept is built to a real number.
